Data from Florida REALTORS® shows that Sarasota and Manatee counties continue to move toward a more balanced—buyer-friendlier—market.
Sales activity improved month-over-month, though trends varied compared to last year. Inventory levels remained strong, giving buyers more options. Home prices in Sarasota showed continued softening, while Manatee County's pricing stabilized. Cash sales remain a significant part of the market, particularly in Sarasota, while days on market suggest buyers still have negotiation power.

March 2025 Key Market Trends:
