April 2025 Sarasota & Manatee County's Real Estate Housing Market Update: Prices Softening, Inventory Rising

The latest real estate report for April 2025 from the REALTOR® Association of Sarasota and Manatee (RASM) offers some clear signals: our local market continues to adjust, and we’re seeing early signs of balance returning after the highly competitive years we’ve all experienced.

A Market Finding Its Footing

The headlines show softening prices, steady sales, and growing inventory all classic signs of a market moving toward stabilization. This is not a market crash. Instead, it’s a healthy correction that’s opening new doors for buyers while reminding sellers of the importance of preparation and pricing.


Sarasota & Manatee Single Family Home Highlights

Sarasota County (Single Family):

  • 817 homes sold (up slightly by 0.7% year-over-year)

  • Median sale price: $470,000 (down 13% compared to April 2024)

  • Active inventory: 4,448 homes (up 34.6%)

  • Months’ supply of inventory: 7.0 months moving toward a buyer’s market

  • 46% of sales were cash purchases

Manatee County (Single Family):

  • 672 homes sold (down 1.9% year-over-year)

  • Median sale price: $464,000 (down 12.5%)

  • Active inventory: 3,251 homes (up 32.7%)

  • Months’ supply of inventory: 5.2 months

  • 29.9% of sales were cash purchases

What this means: Inventory growth is offering buyers more selection. Prices have adjusted from the peaks we saw in prior years, but activity remains steady. Well prepared and properly priced homes continue to sell.


Sarasota & Manatee Condo and Townhome Highlights

Sarasota County (Condos/Townhomes):

  • 375 sales (down 13% year-over-year)

  • Median sale price: $339,500 (down 14.9%)

  • Active inventory: 2,654 units (up 43.3%)

  • Months’ supply of inventory: 9.6 months firmly in buyer-friendly territory

Manatee County (Condos/Townhomes):

  • 273 sales (down just 1.1% year-over-year)

  • Median sale price: $300,220 (down 14.8%)

  • Active inventory: 1,817 units (up 30.2%)

  • Months’ supply of inventory: 8.2 months

What this means: The condo and townhome market has seen the most significant price adjustments. Buyers have more negotiating power and more inventory to choose from. Sellers need to ensure their properties are well presented and competitively priced to attract today’s buyers.
