If you own a home in Sarasota or Manatee County, you've likely felt the weight of rising property taxes.  There's a conversation happening at the state level right now that could matter, and I want to help you understand it clearly, without hype or promises, as it stands right now.

The Proposal: "Save Our Homes"

Governor Ron DeSantis recently unveiled a state website allowing homeowners to calculate potential savings under his proposed property tax plan, called "Save Our Homes." The plan includes an initial raising of the homestead limit to $250,000 for all Florida homesteaders, with the legislature then commanded to enact a schedule that will lead to the full elimination of the homestead limit.

For those unfamiliar, the homestead exemption limits how much your home's assessed value can be used for tax calculations. An increase to the $250,000 limit would be a meaningful change for many of our neighbors here in Southwest Florida.

How to See What It Could Mean for You

The state launched an online calculator tool at saveourhomesfl.com. You can input your property address and get an estimate of potential tax savings if the proposal becomes law.

Residents who tested the tool reported estimates ranging from roughly $1,000 to nearly $3,800 in annual savings. For perspective, that's real money! The difference between groceries and eating out or putting it toward home maintenance you've been putting off.

This tool is straightforward and worth exploring if property taxes have been on your mind.

The Honest Conversation: How Would This Be Funded?

Here's where I think we need to be real with each other. The launch of this calculator comes as county and city officials across Florida raise concerns about how local governments would replace lost revenue if property taxes are reduced or eliminated.

Police, fire, roads, schools, these services depend on property tax revenue. Saint Petersburg's Mayor recently told legislators that the city uses the bulk of its property taxes for police and fire, and acknowledged that passage would be "a tough lift."

According to the state's website, the proposed plan would "create a state trust fund to assist with core local services," but did not detail how. That's an important unknowable right now.

What Comes Next

A special legislative session was scheduled to consider a constitutional amendment tied to the proposed property tax plan. If it advances through the legislature, the amendment would be placed on the ballot for Florida's general election in November, where voters would ultimately decide its fate.

This isn't a done deal, it requires both legislative approval and voter support.
