June 2026 Sarasota & Manatee County Real Estate Market Update: Sales Rise Across All Segments as Single-Family and Condo Markets Diverge

Sales Accelerate, But the Markets Are Moving in Different Directions

June brought broad-based sales growth across all four market segments. Closed sales increased year-over-year everywhere, ranging from 11.2 percent to 26.2 percent. Pending sales climbed across the board. Inventory continued to tighten with declines in every segment.

But here's what makes June particularly interesting: single-family prices and condo prices moved in opposite directions.

The REALTOR® Association of Sarasota and Manatee (RASM) just released the June 2026 market report, and the headline is this: median single-family prices rose in both Sarasota and Manatee counties, while median condo and townhome prices fell in both counties. This divergence is a clear reminder that the region's real estate market is really multiple distinct markets, not one uniform trend. What works as strategy in single-family may not apply to condos, and vice versa.

Here's what the numbers reveal:

Sarasota County Single-Family Homes: Strong Price Growth, Sharp Inventory Decline

Sarasota's single-family market posted 805 closed sales in June, up 15.2% from last year. The median sale price climbed 8.2% to $492,450, and the average rose 5.7% to $732,527. Cash buyers represented 39.0% of transactions, and sellers received a median of 94.4% of their original list price.

Pending sales increased 4.1% to 686, while new listings declined 6.5%. Active inventory fell sharply, down 27.4% to 2,870 homes, bringing months supply to 4.1 months. Homes took a median of 47 days to go under contract and 89 days to close, both notably shorter than last year.

The bottom line: Sarasota's single-family market is tight and showing price appreciation. At 4.1 months supply, inventory remains constrained, and well-priced homes are moving faster.


Sarasota County Condos & Townhomes: Sales Growth, But Prices Soften

Sarasota's condo and townhome segment recorded 364 closed sales in June, up 25.5% from last year. However, the median sale price declined 7.5% to $343,750, while the average edged down 1.0% to $571,877. Cash buyers accounted for 59.1% of sales, and sellers received a median of 92.0% of their original asking price.

Pending sales jumped 27.4% to 307, the largest gain in any segment this month. New listings rose 14.0%. Active inventory fell 12.1% to 1,959 units, bringing months supply down to 6.3 months.

The luxury segment showed strong activity, with 45 sales over 1 million (up 50%), sales between 1.25 and 1.49 million nearly tripling, and sales between 2 and 2.99 million more than doubling. Homes took a median of 71 days to go under contract and 109 days to close.

What this means: This segment is seeing strong buyer activity and growing luxury sales, but the median price decline suggests the entry level and mid-range condo market is softening. 

Manatee County Single-Family Homes: Strong Growth Across All Price Points

Manatee County's single-family market posted 890 closed sales in June, up 26.2% from last year. That's the largest year-over-year gain of any segment. The median sale price rose 11.4% to $490,000, and the average climbed 11.2% to $648,560. Cash purchases represented 25.2% of transactions, and sellers received a median of 95.8% of their original list price.

Pending sales surged 22.8% to 716. New listings rose 4.9%. Active inventory fell 15.3% to 2,706 homes, leaving 4.1 months supply. Properties moved faster, spending a median of 45 days to go under contract and 99 days to close.

Growth was broad-based across price points. Sales between 800,000 and 899,999 more than doubled. Sales between 2 and 2.99 million jumped 162.5%, and sales between 3 and 4.99 million increased 166.7%.

The bottom line: Manatee's single-family market is firing on all cylinders. Sales, prices, and luxury activity are all accelerating. Inventory is tight, and buyers are active.


Manatee County Condos & Townhomes: Modest Growth, Longer Sell Times

Manatee's condo and townhome market recorded 259 closed sales in June, up 11.2% from last year. The median sale price declined 0.9% to $310,000, while the average rose 4.7% to $349,674. Cash purchases represented 50.2% of transactions, and sellers received a median of 92.1% of their original list price.

Pending sales increased 15.8% to 242. New listings rose 4.6%. Active inventory fell 18.2% to 1,327 units, bringing months supply to 5.7 months. Notably, properties took longer to move: a median of 84 days to go under contract (up from 68 days last year) and 123 days to close (up from about 106 days).

What this means: Manatee's condo market is showing growth in pending sales but longer market times. It's a slower segment compared to single-family.

What June's Data Means for You

June reinforced a critical point: single-family homes and condos are operating as separate markets with different dynamics.

If you own a single-family home, conditions improved. Prices are rising, inventory is tight, and buyers are engaged. If you own a condo, the story is different. Prices are softening, and it's taking longer for homes to sell.

For buyers shopping in single-family, competition is increasing and inventory is constrained. Knowing what you want and being ready to move when the right property appears is important. For condo buyers, there's still negotiating room and options.

The key to success in either market is understanding your specific segment and working with someone who knows the data at a neighborhood and price point level.
